Specification of area and measurement to protect environment In Phuket

The Ministerial Notification of Ministry of Natural Resource and Environment:

Section 2. An area of Phuket shall be divided to be 8 zones as follows:

  • Area No.1 means the area measured from the sea coastline around Phuket to the land at the length of 50 meters including the area in other islands except for an area in Area no.5, 6, 7
  • Area No.2 means the area measured from the line of Area No.1 to the inner land at the length of 150 meters except for an area in Area No.5, 6, 7
  • Area No.3 means the specified area of governmental organizations (upon the resolution of the Cabinet) and an area measured from the line of Area No.2 to the inner land at the length of 200 meters except for an area in Area No.5, 6, 7
  • Area No.4 means the area of Phuket Municipality except an area in Area No.1, 2, 3, 5, 6, 7
  • Area No.5 means the rural and agricultural areas specified by the Ministerial Regulations of the City Planning Act and the circle area which has a radius of 100 meters from the following places except for an area in Area No.6, 7
    • 1. Neaw Kai
    • 2. Baan Praya Wichit Songkram
    • 3. Baan Bang Tao Mosque
    • 4. Baan Tao Thepkrasattree
    • 5. Wat Chalong
    • 6. Wat Tareu
    • 7. Wat Thepkrasattree
    • 8. Wat Pratong
    • 9. Wat Pranangsang
    • 10. Koh Baan Keun Mosque
    • 11. Kopang Meung Talang Bangrong
    • 12. San Lak Meung Talang Pasak
    • 13. San Lak Meung Talang Meung Mai
  • Area No.6 means the area that its height measured from the average sea level from 40 to 80 meters
  • Area No.7 means the area that its height measured from the average sea level more than 80 meters
  • Area No.8 means the other area specified in Area No.1-7

Section 3. All areas according to Section 2 shall not be modified or change the use of the building to be the building as follow:

  1. Any kind of industry factories that discharge waste water more than 1,000 cubic meters
  2. Gas storage
  3. Abattoir
  4. Crematorium

Clause 6. In areas according to Section , the construction or renovation shall be in accordance with the followings:

  1. Area No.1 the height of building shall not be over 6 meters and the length from the sea coastline shall not less than 20 meters and shall have a space not less than 75% of all areas of permitted to construct land.
  2. Area No.2 the height of building shall not be over 12 meters and shall have
    • (a) A space not less than 30% of all areas of permitted to construct land for residential building
    • (b) A space not less than 10% of all areas of permitted to construct land for commercial or other buildings
  3. Area No.3 the height of building shall not be over 12 meters and shall have
    • (a) A space not less than 30% of all areas of permitted to construct land for residential building
    • (b) A space not less than 10% of all areas of permitted to construct land for commercial or other buildings
  4. Area No.4
    • (a) The height of building in an old city area shall not be over 12 meters and a space not less than 30% of all areas of permitted to construct land
    • (b) The height of building in a crowded area shall not be over 45 meters and a space not less than 30% of all areas of permitted to construct land
  5. Area No.5 The height of building shall not be over 6 meters and a space not less than 30% of all areas of permitted to construct land
  6. Area No.6 The height of building shall not be over 8 meters and a space not less than 40% of all areas of permitted to construct land
  7. Area No.7 No construction or renovation is allowed in this area
  8. Area No.8 The height of building shall not be over 8 meters and a space not less than 40% of all areas of permitted to construct land except

The height of building in Area No.1, 6, 8 shall be measured from ground level to the highest point of the building.
